The farm is located at the intersection of Lodi Rd. & Franchester Rd. 1 ½ miles west of Lodi, OH. From SR 83 in Lodi take 421 west 1 mile under the RR trestle to Medina Co. 139 (Lodi Rd.) then on SW ½ mile to farm. Interested buyers may walk the land at their convenience.
AUCTION LOCATION: For your comfort and convenience the auction will be held at the RES Auction facility located at 375 Fry Rd. Wooster, OH. The auction facility is located approx. 2 miles west of Wooster at the intersection of Fry Rd. & US RT. 30

REAL ESTATE: The Amheiser farm has approximately 165-170 acres of tillable land. The balance of the land is woodland, creek, and ROW. The land has been rented for several years and is in a high state of cultivation. A high percentage of the land lies in the flood plain and is not suitable for building but produces excellent crops. If you are looking to add some excellent producing tillable land to your operation better take a look here. The farm has a lot of road frontage on Lodi and Franchester Roads and is easily accessed. Most of the wooded areas are previous pasture areas with second growth trees. There are several fence/ditch lines and an old street car ROW that may have a few decent trees.
METHOD OF SALE: The farm will be offered in three parcels and in combination and will sell the way it brings the most.
PARCEL NO. 1: 53 +/- Acres of land with 2738‘ frontage on Lodi Rd. and 808‘ of frontage on Franchester Rd. Approx. 37 acres (one field) are tillable.
PARCEL NO. 2: 56.3 +/-Acres of land with 1079‘ frontage on Franchester Rd. There are approx. 26 acres tillable (two fields) on this parcel. The balance is wooded acreage.
PARCEL NO. 3: 123.7 +/- Acres of land with 659‘frontage on Franchester Rd. There are approx. 106 acres tillable on this parcel (4 Fields).
TERMS: We require a non-refundable down payment of 10% of the purchase price at the close of the auction with the balance due in full at closing within 45 – 60 days. There is a 10% Buyer’s Premium in effect for this auction. 10 % of the highest bid will be calculated and added on to determine the contracted selling price. There are no financing contingencies.
TAXES: The taxes on this farm are currently $1,545.94 per half year based on CAUV values and will be pro-rated to the day of closing on that basis.
POSSESSION: Possession to farm the land will be given with the down payment and full possession will be at closing.
TITLE: The sellers will provide a fiduciary deed with certificate of title at their expense and will split the fee for an owner’s policy of title insurance.
SURVEY: Any and all survey expenses will be paid for by the sellers.
MINERAL RIGHTS: All mineral rights owned by the sellers will transfer to the buyers subject to current leases of record. We don’t believe there are any current leases.
